Qualification Requirements

Income Requirements
- Must earn at least 3x the monthly rent amount
- Can be combined household income for all applicants
Credit Requirements
- Minimum credit score of 550 across the board
- Minimum credit score of 600 if rent is above $1,000 per month
- If your credit is below 550, we may occasionally accept with a higher deposit or a co-signer
- If in doubt, we recommend applying and our team will try to work with you to get approved
Background Check
- State and federal background checks conducted on all applicants
- Public court records researched, including Missouri Casenet
Rental History
- Previous landlord references required
- No evictions, bankruptcies, or felonies within the last 7 years
Application Requirements
- Everyone 18 years or older must submit a rental application
- Application fee: $40 per applicant (covers credit and background checks)
Emotional Support Animals (ESA)
- If you have an ESA pet, we require a petscreening profile to be completed to verify your ESA documents
